Clearing a Parent’s Home in Ontario: Your Options

Clearing out a parent's home, whether they're downsizing or you're settling an estate, is one of the hardest jobs a family takes on. It's emotional, it's physical, and it usually comes with a deadline: a closing date, a lease ending, or other family members waiting on the estate.

Start with what the family wants to keep

Before anything is sold, give family members time to choose what they want to keep, and put it aside or label it clearly. It's the step most often rushed, and the one people regret rushing. Photograph anything with sentimental value that no one can take; sometimes a photo is enough.

Also set aside personal papers, photos, and anything that might be valuable but you're not sure about. Don't throw out or donate unfamiliar items until someone knowledgeable has looked at them. Costume jewellery boxes, old tins, books, prints and "junk drawers" regularly turn out to hold the most interesting pieces in a house.

Option 1: A traditional estate or garage sale

An in-person sale can clear a lot of everyday household contents quickly.

• Good for: furniture, kitchenware, tools and general household items
• Drawbacks: buyers negotiate hard, strangers come through the home, and valuable pieces often sell for far less than they'd fetch in front of the right collectors, because only the people who walk in that weekend can offer

Option 2: A dealer buyout

A dealer offers one price for some or all of the contents.

• Good for: speed and simplicity. One cheque, and the house is emptied.
• Drawbacks: a dealer has to make a profit on resale, so the offer reflects that. You also never find out what individual pieces would have fetched in open competition.

Option 3: Donation and disposal

Charities accept many household goods, and junk removal handles the rest. This is the right final step for whatever doesn't sell. It shouldn't be the first step for anything that might have value.

Option 4: An online auction

In an online auction, items are photographed, described and listed for timed, competitive bidding. The price is set by collectors competing against each other, not by one buyer's offer.

• Good for: antiques, art, jewellery, collectibles, quality furniture, and collections where the right buyer might be anywhere in the country
• Why it works: more bidders see each piece, and competition, rather than a single offer, sets the price. Reserve prices can protect items you won't let go below a certain amount.
• Drawbacks: it takes more time than a buyout. Items need to be catalogued and photographed, the auction runs for a period of days, and buyers then collect their items at scheduled pickup times.

You keep 100% of the hammer price of your items, and we host the auction and collect payment on your behalf.

A realistic plan

For most families, the best result comes from combining options: family keepsakes first, then auction the pieces with real value, then donation for everyday contents, and removal for the rest. That order means nothing valuable leaves the house for less than it's worth.
